LEASE TERM
Five, Ten, and Fifteen Year

Approximately 12,000 SF on each floorTotal 24,000 SF per Building

OPERATING EXPENSE  
Tenants are responsible for pro rata share of increases in operating expenses above the $5.50 RSF expense stop computed on an annual basis.

CEILING 
Suspended type teagular ceiling with fissured mineral acousticaltile, laid into a 2’ x 4’ steel grid throughout at a height of 9’0”.

SPACE PLANNING 
Landlord provides professional space planning services to lay out the tenant’s space to best meet their requirements. Additional interior design services are available at the tenant’s expense

LIGHTING 
Three lamp parabolic fluorescent, lay-in type 2’ x 4’ with high efficiency ballast.

SIGNAGE 
Building provides standard tenant identification door sign. Tenant’s name and suite number will be displayed on the Building Directory.

TENANT IMPROVEMENTS
The Terraces are the newest innovation in office buildings – a new and totally different Class A office environ-ment offering an identity of prestige and elegance. First Class operation and maintenance by on-site property management will ensure prompt professional response to your company’s office needs.

STANDARD TENANT FINISH 
Landlord provides each tenant with a generous building up-fit allowance of $30 per usable SF. The allowance may be applied to building standard finish items to include ceiling systems, parabolic lighting fixtures, partitions, veneered solid core doors, hardware, carpet, wall power outlets, data/phone outlets, light switches, and air conditioning diffusers.
